The world’s largest indoor RC car rock-crawling facility. A specialty off-road automotive shop. Arizona’s largest official HYROX training facility. At first glance, these businesses may not appear to have much in common.
What they do share is a home at Hawes Commerce Park, a neighborhood flex-bay development in Mesa that is challenging traditional assumptions about who uses industrial space and how it is used.
Developed by Scottsdale-based Cavan Commercial, the 153,000-square-foot campus is home to a mix of small and midsize businesses that require more than a traditional warehouse. Tenants are increasingly seeking environments that combine warehouse, office, showroom, storage and customer-facing functions within a single location, allowing them to operate more efficiently while maintaining a professional presence.
“Every business uses space differently, and that’s exactly the point,” Dale Cavan, founder and president of Cavan Commercial, said. “Our neighborhood flex-bay platform was designed to give businesses the flexibility to operate, grow and serve customers in a space that adapts to their needs. At Hawes Commerce Park, we’re seeing everything from contractors and fabricators to specialty operators put that flexibility to work.”
Current tenants represent a broad range of industries and business models.
Among the businesses operating at Hawes Commerce Park is Goliath, a HYROX-focused training facility designed for athletes preparing for the global fitness racing competition. The concept requires space for a combination of strength, endurance and functional training, creating a use that differs significantly from a traditional warehouse or retail fitness studio.
“We needed a space that could accommodate the demands of HYROX training without sacrificing accessibility for our members. Hawes Commerce Park gives us the room and functionality to create the training environment we envisioned while keeping us close to the communities and people we serve, allowing us to become the largest official HYROX training facility in Arizona,” Keith Brown, founder and CEO of Goliath, said.
The campus is also home to Custom Built Off-Road, a specialty automotive company that provides off-road accessories, vehicle upgrades and performance products.
“Our business goes beyond selling and installing accessories. We meet with clients, showcase completed builds, manage inventory and handle our day-to-day operations all from one location. Hawes Commerce Park gives us the space and flexibility to bring everything together, allowing us to better serve our customers while operating more efficiently,” Mark Gluvna, owner of Custom Built Off-Road, said.
Meanwhile, Twizted Krawlers has transformed its space into the world’s largest indoor RC car rock-crawling facility and Arizona’s largest RC drift track.
“There aren’t many places where you can combine a retail store, repair shop, event venue and the world’s largest indoor RC rock-crawling facility under one roof. Hawes Commerce Park gave us the flexibility to build a destination instead of just opening another storefront, allowing us to create experiences that keep people coming back,” Erik Biddlecome, owner of Twizted Krawlers, said.
The diversity of businesses reflects a broader shift occurring within the industrial market. As communities continue to grow and customer expectations evolve, many small and midsize companies are looking for space that offers more flexibility than a traditional warehouse while still providing the operational functionality their businesses require.
Found at 7303 S. Hawes Road in Mesa, Hawes Commerce Park was developed using Cavan Commercial’s neighborhood flex-bay model and was designed by Pinnacle Design Inc.
The campus features 10 freestanding buildings with 16 units totaling approximately 153,000 square feet, according to a press release. Suite sizes range from 8,067 to 16,204 square feet and include professional storefronts, conditioned warehouse interiors, 18-foot clear heights, secure private yards and 277/480V power.
