The Salt River Pima-Maricopa Indian Community and Scottsdale-based Mullin 360 have received approval to develop a new Costco near Loop 101 and Indian School Road.
The project was approved March 11 and will be located at 4499 N. Pima Road in Scottsdale on land owned by the Salt River Pima-Maricopa Indian Community, according to a press release.
The development will span 21.5 acres and include a 162,000-square-foot warehouse building and approximately 994 parking spaces. The site is located north of the Scottsdale Auto Show at Salt River near the Loop 101 corridor.
The store is expected to include an expanded ready-to-eat food section featuring prepared meals such as rotisserie chicken dinners, taco kits, poke bowls, noodle bowls, pasta trays and barbecue meal kits. Planned offerings also include freshly prepared sushi at in-store counters and a food court serving calzones, chicken Caesar salad, cookies, smoothies, cold brew drinks and the retailer’s hot dog and drink combination.
The Salt River Pima-Maricopa Indian Community and Mullin 360 previously partnered to develop the Scottsdale Auto Show at Salt River, a master-planned auto park anchored by Chapman Automotive Group.
The development was the first master-planned auto park built on tribal land in the United States.
“We are incredibly proud to begin work on this new Costco location. Costco is one of the most popular and impactful retailers in the last 100 years, and this development is further ratification of the incredible momentum SRPMIC has brought to the Loop 101 Salt River Corridor,” Jim Mullin, CEO of Mullin 360, said.
The Salt River Pima-Maricopa Indian Community is home to several major attractions and businesses, including Casino Arizona, Talking Stick Resort, Salt River Fields at Talking Stick, Talking Stick Golf Club, Butterfly Wonderland and Topgolf. The project is expected to be the first Costco built on tribal land in the United States.
Community leaders said the development is anticipated to generate additional sales tax revenue to support infrastructure improvements, youth programming and health services while contributing to continued economic activity along the Loop 101 corridor.

Welcoming a retailer as respected and impactful as Costco is another milestone that will bring jobs, services, and meaningful economic returns that support our tribal members for generations,” said Martin Harvier, president of the Salt River Pima-Maricopa Indian Community.
A formal groundbreaking for the project is planned for June 2026.
