Mesa industrial facility sells in one of Phoenix’s largest industrial deals of 2026

Cushman & Wakefield has announced that its National Industrial Advisory Group arranged the sale of The Cubes at Mesa Gateway, Building C, a 1.2 million-square-foot build-to-suit industrial facility at 7111 S. Crismon Road in Mesa.

Cushman & Wakefield represented the seller, national real estate development and investment firm CRG, and procured the buyer, a global alternative asset manager, according to a press release. The transaction is the largest single-building industrial sale in the Phoenix market in 2026.

The sale of the newly delivered Class A industrial facility was coordinated by Will Strong, Molly Miller, Jack Stamets, Michael Matchett and Madeline Warren of Cushman & Wakefield.

“The sale of Building C really reinforces the confidence institutional investors have in the Southeast Valley’s industrial market,” Will Strong, executive vice chair with Cushman & Wakefield’s National Industrial Advisory Group, said. “This property brings together everything buyers are looking for right now: modern building specs and the long-term stability of a nationally recognized, investment grade tenant. Opportunities to buy assets of this scale and quality are incredibly rare, and this transaction shows that demand for top-tier logistics real estate isn’t slowing down.”

Building C is located within The Cubes at Mesa Gateway, a 268-acre master-planned industrial park developed by CRG. The property is near Phoenix-Mesa Gateway Airport and offers access to Loop 202 and State Route 24.

The Mesa Gateway submarket continues to attract industrial users because of population growth, infrastructure investment and limited availability of large-format logistics facilities. The location provides regional distribution access and accommodates both logistics and advanced manufacturing users through its zoning and development characteristics.
