JAG Development has announced the opening of Willetta 15, a 15-unit apartment community in downtown Phoenix’s East Evergreen Historic District.

Found at 531 E. Willetta St. at the intersection of Willetta Street and Seventh Street, the community features 15 one-bedroom, one-bathroom apartments designed as an alternative to larger multifamily developments, according to a press release.

Rents start at $1,899 per month. Each residence offers 826 square feet of living space and includes designer kitchens, quartz countertops, flat-panel cabinetry, stainless steel appliances, an in-unit washer and dryer, walk-in closets, and a private balcony or patio.

Residents also have access to keyless entry, a doorbell camera and an intercom system. The property includes parking near each unit and electric vehicle charging access for every parking space.

JAG Development principals Allan Gutkin and Benjamin Gutkin said the project was designed to provide a smaller-scale living option in downtown Phoenix.

“We have always enjoyed smaller communities, more intimate places to live where you know your neighbors,” Allan Gutkin, principal of JAG Development, said. “We wanted to design a boutique living experience in the heart of downtown Phoenix that blends modern architecture with the modern energy of the city.”

Mr. Gutkin said the community is intended for renters seeking a quieter residential environment while maintaining access to downtown amenities.

“We really wanted to craft a space for residents who are drawn to downtown living and modern design but wanted something more refined and less crowded than large apartment communities,” Benjamin Gutkin, principal of JAG Development, said. “Residents who wanted to escape the high-rise scene and move into a community that was more about comfort and quiet, while still valuing the walkability of downtown.”

Willetta 15 is offering lease incentives, including 12 weeks of free rent with a 12-month lease and an electric scooter for new residents who sign a lease during the promotional period.

“We thought giving away an electric scooter to anyone who leases an apartment at Willetta 15 is a great way to promote the micromobility of downtown Phoenix,” Mr. Gutkin said. “The community is centrally located, so everything you need is just a quick scooter ride away, and we all know how hard it is to find parking downtown.”

Willetta 15 is the fifth downtown Phoenix residential project developed by JAG Development.

“Behind Willetta 15 is a team deeply rooted in the downtown Phoenix community,” Mr. Gutkin said. “Our generations of experience shaping the local landscape have allowed us to create a space that is thoughtfully designed, built to last, and most importantly, will meaningfully contribute to the downtown Phoenix community.”

The opening marks the fourth and final phase of JAG Development’s 20-year, $15 million investment at Willetta Street and Seventh Street. Previous phases included the Willetta 9 and Evergreen 9 condominium communities and the development of a Starbucks location.
