MIC leases large warehouse near TSMC campus in Deer Valley

Marketech International Corp., a Taiwanese technology services provider, has finalized a lease for a 151,451-square-foot warehouse facility at 950 W. Rose Garden Lane in Phoenix’s Deer Valley submarket.

Kidder Mathews Executive Vice Presidents Mike Ciosek and Eric Bell represented MIC in the transaction.

MIC is a contractor supporting Taiwan Semiconductor Manufacturing Co. and its semiconductor fabrication campus in north Phoenix. The lease reflects the company’s continued presence in the Phoenix market and its role within the semiconductor supply chain as TSMC expands its Arizona operations, according to a press release.

Last week, TSMC announced an additional $100 billion investment in its Arizona project, bringing its total announced investment to more than $265 billion.

The Deer Valley industrial corridor has become a competitive market for industrial space, with suppliers, contractors and logistics providers seeking locations near the TSMC campus. The warehouse lease provides MIC with a facility near the semiconductor manufacturer’s growing operations.

The transaction marks the fifth completed by Kidder Mathews on behalf of MIC.

“This lease reflects just how important proximity to TSMC has become for the companies supporting the semiconductor supply chain,” Mike Ciosek, executive vice president at Kidder Mathews, said. “As TSMC’s Arizona footprint continues to grow, so does the need for its key contractors to be positioned nearby, ready to respond quickly and support ongoing operations. I’m honored to continue building on our relationship with MIC. This marks our fifth transaction together, and it was a pleasure working with both MIC and the landlord’s team to bring this deal across the finish line.”

Mr. Ciosek said demand for industrial space near TSMC continues to increase as semiconductor suppliers and service providers establish operations in the area. Eric Bell, executive vice president at Kidder Mathews, also represented MIC in the transaction.
