Diversified Partners, a Scottsdale-based real estate brokerage and development firm, is progressing a series of ground-up retail and mixed-use projects through a development-focused brokerage team known internally as “The Three Amigos.”
The team includes Matt Pergola, Austin Payne and Brandon Vasquez, who work as a unified group specializing in development-oriented assignments while also handling traditional brokerage work, according to a press release.

Mr. Pergola, Mr. Payne and Mr. Vasquez help identify and evaluate development opportunities, often locating sites before they reach the open market. By assessing retailer demand, municipal considerations and market fundamentals early, the team works to mitigate risk and determine project feasibility.
After securing a site, the team collaborates with architects and consultants on site planning, including access, visibility, building orientation and overall design. Their role continues through pre‑leasing, enabling clear communication of project goals to prospective tenants.

Recent and upcoming developments
A recent example of the team’s work is a retail development at the southeast corner of 19th Avenue and Baseline Road in Laveen. The site was identified and secured off market in a competitive environment. The project is anchored by WinCo Foods, which is under contract, and is seeking additional retailers.

Shops at the Cardinal: A neighborhood retail development featuring Beyond Food Mart, McDonald’s, Black Rock Coffee, Señor Taco and Swig.
East Gate Plaza: A 17‑acre mixed‑use development anchored by a four‑story Cambria Hotel with a rooftop bar and restaurant, along with Get Air Sports, Starbucks, Ono Hawaiian BBQ, Zeitouna Mediterranean, Señor Taco and Einstein Bros. Bagels.
Williams Station: A family‑entertainment‑anchored development led by Rush Funplex, with tenants including QuikTrip, Bubble Bath Car Wash, Express Oil & Tire Engineers, Hippo Vet and Wendy’s.
