Nobella markes milestone in Hines expansion into Arizona housing development

Hines officials are reporting the acquisition of a 115-acre parcel in the city of Surprise, launching its first Arizona master-planned community — Nobella, and marking a strategic Arizona expansion.
The community is entitled to up to 545 dwelling units, offering a mix of single-family and built-to-rent homes. Home prices will start in the high $400,000s, catering to many homebuyers, from first-time homeowners to move-up buyers, according to a press release.
Found just east of 163rd Avenue and Jomax Road in Surprise, Nobella enjoys close proximity to major employers along the Loop 303 freeway, enhancing convenience and connectivity for future residents.
“The unveiling of Nobella represents a significant milestone for Hines as we introduce our first master-planned community here in Arizona,” said Brandon Dillingham, managing director for Hines.
“Nobella reflects our dedication to creating vibrant residential spaces that enhance local lifestyles and address the region’s housing needs, while also expanding Hines’ presence in the master-planned community space here in the Valley, building on our success in other markets.”
Construction is scheduled to commence in the third quarter of 2024, with William Ryan Homes as the initial builder, securing 30% of the lots. Negotiations are ongoing for the remaining lots, with an anticipated timeline of 18 months from construction start until homes are available for purchase.
