Diversified Partners is moving forward with Destination at Gateway, a 163-acre commercial development at the SR-24 and Signal Butte Road interchange in Mesa that will feature an automotive center and retail power center.
The project includes two components now available for lease: 24 Auto Row, an approximately 80-acre auto mall development, and an adjacent retail center designed to serve the growing Southeast Valley, according to a press release.
Located within the Southeast Valley growth corridor, Destination at Gateway is surrounded by expanding residential communities, major employers and transportation infrastructure. Off-site improvements on the east side of Signal Butte Road have been completed, while work on the west side is underway and expected to be finished by the third quarter of 2026.
“Destination at Gateway represents a unique opportunity to deliver both automotive and retail development in one of Arizona’s most dynamic growth corridors,” Walt Brown Jr., CEO of Diversified Partners, said. “With significant residential growth, major employers, new infrastructure and strong consumer demand, this project is positioned to become a premier commercial destination for the Southeast Valley.”
The development sits at Signal Butte Road and SR-24, providing direct freeway access and visibility to more than 62,000 vehicles daily. More than 101,000 vehicles travel Loop 202 each day. The site is surrounded by more than 10,000 homes within a five-mile radius and is adjacent to Eastmark, a master-planned community with more than 17,000 planned residential units.
The area is also home to major employers including Apple, Meta, Intel, CyrusOne, Fujifilm and Novva data centers. Phoenix-Mesa Gateway Airport, located nearby, supports more than 10,000 jobs and generates approximately $1.3 billion in annual economic impact.
A key component of the project is 24 Auto Row, which will include eight parcels ranging from approximately 6.4 to 12.5 acres designed for automotive dealerships seeking freeway visibility and expansion opportunities.
The site plan was designed by architect John Mahoney and is being developed by the Berge family, whose Arizona automotive business dates to the 1940s. Today, Berge Auto Group operates seven dealerships representing six automotive brands under the leadership of third-generation CEO Brent Carleton Berge.
Adjacent to 24 Auto Row, the retail power center will include retail, drive-thru and pad sites. Current and planned tenants include Walmart, 7 Brew, Take 5 Oil Change, Taco Bell, Zara Nail Bar and PAC Dental.
Additional leasing opportunities remain available, including drive-thru pads, shop space and space for a future junior anchor tenant. The retail center is expected to serve residents of Mesa, Queen Creek, Gilbert, Eastmark and surrounding communities as continued residential growth drives demand for shopping, dining and service businesses.
