Sun State Builders begins construction on 450,000-square-foot warehouse in west Phoenix

Sun State Builders has tilted the concrete walls for a new 450,000-square-foot Class A warehouse being developed by Pasternack Properties in west Phoenix.

The design-build contractor broke ground on the $26.5 million speculative industrial project in March at the southeast corner of 83rd Avenue and Interstate 10. Construction is expected to be completed in December 2026, according to a press release.

Designed by Pasternack Properties’ architectural team, the building is a cross-dock warehouse intended for companies that require rapid product distribution and shipping operations.

“Pasternack’s development team is well positioned with this infill parcel to capitalize on the high demand for industrial space in the Phoenix area. There isn’t a better location for a large cross-dock distribution facility,” Mike Forst, CEO of Sun State Builders, said.

The warehouse will feature 40-foot clear heights, 71 dock doors and an all-concrete design.

“We are grateful to be chosen as Pasternack’s Builder for this high-profile project, bringing a very competitive cost and reliable timeline to their development plans. The building will be highly useful to its logistics or manufacturing users, and a productive asset for the community and Pasternack,” Mr. Forst said.

Leasing is expected to begin by the end of 2026. Marc Hertzberg, executive managing director of the Arizona industrial group at JLL, and brokers Rylie Gilbert and Tony Lydon will handle leasing for the project.
