Modern residence by Boyer Vertical rises in Marion Estates

A new custom residence designed by architect Jason Boyer is under construction in Marion Estates, one of Phoenix’s established residential neighborhoods.

Known as Living San Miguel, the project is being developed by Jason Boyer, founder of Boyer Vertical, and is expected to be completed in late 2026, according to a press release.

The home is situated on a 0.43‑acre parcel bordering a natural desert wash, with existing cacti and native vegetation incorporated into the overall site plan. The design emphasizes the preservation of the landscape while orienting views and circulation around the existing desert environment.

“Where others saw a constraint, we saw the opportunity to build something truly site-specific—rooted in the desert and impossible to replicate,” said Jason Boyer, founder of Boyer Vertical.

The residence includes 5,080 square feet of interior space, consisting of a 4,460‑square‑foot main home and a 620‑square‑foot detached casita. Outdoor living areas add more than 1,580 square feet of covered patios and terraces. The project also includes a three‑car, air‑conditioned garage totaling 1,004 square feet, bringing total usable indoor and outdoor space to more than 7,600 square feet.

“Living San Miguel is about creating a home that is uniquely connected to its site and performs beautifully over time,” Mr. Boyer said.  “We focused on thoughtful orientation and timeless architecture so the home feels as good to live in decades from now as it does on day one.”

The project follows an architect‑as‑developer model, aligning design intent, site planning and construction. The natural wash and surrounding vegetation function as organizing elements for building placement, outdoor rooms and visual connections.

“Every element of the home is shaped by a disciplined architectural framework—proportion, sequence, and orientation—resulting in spaces that unfold with clarity and intention,” Mr. Boyer said.

Interior features include a see‑through fireplace in the main living area, wood ceiling treatments, and a kitchen equipped with Sub‑Zero and Wolf appliances. The primary suite spans approximately 1,000 square feet and includes dual dressing rooms, a spa‑style bathroom and north‑facing floor‑to‑ceiling windows overlooking an infinity‑edge pool. Additional en suite bedrooms and a split‑level family space are designed to allow flexibility and privacy.

Living San Miguel is located in Marion Estates, offering a central location with proximity to Arcadia, Paradise Valley and Scottsdale, as well as access to downtown Phoenix and Phoenix Sky Harbor International Airport.

The residence is expected to be offered through a private sale following completion, with pricing reflective of the home’s design, location and finishes.
