Irgens breaks ground on Cielo Vista Medical Commons in Peoria

Irgens has broken ground on Cielo Vista Medical Commons, a two-phase medical office development found at 26425 N. Lake Pleasant Parkway.

The project will include up to 80,000 rentable square feet across two buildings on a 6.6-acre site, according to a press release.

Cushman & Wakefield’s Sheila Bale and Erika Eckblad are marketing the property for lease.

Phase I will feature the Lake Building, a single-story, 30,178-square-foot multi-tenant medical office building with adjacent parking and site infrastructure. Completion is expected by June 2026. Phase II will include the Summit Building, a two-story, 50,000-square-foot office building with a gurney-sized elevator and additional parking.

Both buildings will feature brick masonry facades, flexible floorplates and modern HVAC systems, delivered in shell condition.

“The groundbreaking marks a pivotal moment for Peoria’s medical infrastructure,” Ms. Bale said. “Cielo Vista Medical Commons not only meets the rising demand for medical office space but also improves access to healthcare services in this rapidly growing region. Its strategic location near major transit routes and future healthcare facilities makes it a cornerstone for medical professionals seeking a prime medical office address.”

Located within minutes of the Taiwan Semiconductor Manufacturing Co. plant, the site offers access to Loop 303 and retail amenities one mile south. The surrounding area is undergoing significant residential growth, with numerous single-family homes under construction.

“We identified this site in 2021 to meet the healthcare needs of northern Peoria’s growing population,” said Nick Woodruff, vice president of development at Irgens. “This milestone reflects our strong partnership with the city of Peoria and the dedication of our project team including Cushman & Wakefield, Upward Architects and RSG Builders.”

Irgens previously completed two medical office projects in Peoria near 90th Avenue and Thunderbird Road: Harbor Vista, leased to Cigna Health, and Desert Harbor Medical Commons, which is more than 90% leased and occupied by a range of healthcare providers.
