GO Industrial has broken ground on a 1.1 million-square-foot industrial building in Phoenix that is scheduled for completion in the second quarter of 2027.

The project, known as GO 99 North, is located at 9797 W. Buckeye Road and will be available for lease or sale upon completion. The development is designed to serve large-scale logistics, distribution, manufacturing and e-commerce users and represents one of the largest industrial projects currently under construction in the Phoenix market, according to a press release.

“GO 99 North answers a genuine shortage of million-square-foot-plus buildings in this market, and it strengthens a corridor we’re deeply invested in,” Robert Guerena, managing partner at GO Industrial, said. “Building on our success directly to the south at GO 99 South, we’re excited to bring this project and the opportunity it creates to the West Valley.”

GO Industrial has retained Mike Haenel, Andy Markham, Phil Haenel and Justin Smith of Cushman & Wakefield as the exclusive listing brokers for the property.

“This project represents a significant milestone for Phoenix’s industrial market,” Andy Markham, director at Cushman & Wakefield, said. “With current inventory constraints in the larger than 1 million square foot category, this development provides a rare opportunity for large-scale occupiers seeking state-of-the-art features, robust power capacity and flexible office configurations in a single facility. The scale and design of this project set a new benchmark for industrial offerings in the region, and we anticipate strong interest from users with modern logistics and distribution requirements.”

The building will feature a 40-foot clear height, four speculative office locations that can be customized to tenant requirements, and 6,000 amps of power that can be expanded to 9,000 amps. HVAC systems will be installed throughout the facility.

The property is designed for industrial users requiring significant electrical capacity and climate-controlled space. The facility’s scale and configuration are intended to accommodate a range of logistics, distribution, e-commerce and manufacturing operations.

Mr. Markham said the project addresses a limited supply of industrial facilities exceeding 1 million square feet in the Phoenix market.

Found in the West Valley along the Buckeye Road corridor, the development offers access to major transportation routes that support regional and national distribution. The location is expected to appeal to companies seeking connectivity, transportation access and operational flexibility in the growing Phoenix industrial market.
