Scottsdale Fashion Square is announcing plans to renovate its central gathering space, the Palm Court.
The Palm Court serves as a hub for community events, fashion shows and dining.
The upcoming enhancement project is part of Macerich’s long-term strategy to reinvest in high-performing retail destinations. Planned updates include a refreshed entry experience with modern design elements, raised ceilings, improved sightlines and increased storefront visibility, according to a press release.
Additional upgrades will include new seating areas, updated flooring and lighting, expanded restrooms and refreshed dining spaces. A three-sided digital display will be installed as a visual centerpiece for the court, the release states.
The renovation will also introduce Edo Japanese Grill, offering teppanyaki-style meals such as teriyaki and poke bowls, bento boxes, noodle dishes, sushi rolls and boba. The restaurant will join existing dining options that include Mexican, Chinese and American cuisine.
“Scottsdale Fashion Square is a consistent leader in our portfolio, and we’re committed to continuing to raise the bar for shoppers and retailers alike,” said Kim Choukalas, senior vice president of leasing for Macerich. “We recognize that an important part of the experience is having a comfortable place to congregate, engage with community programming and pause for a refreshing break. This project fully addresses those needs while further elevating the ambiance within the Valley’s favorite shopping center.”
Construction is scheduled to begin in January 2026, following the holiday season, and is expected to be completed before the 2026 holiday season. Retailers and restaurants will remain open during the renovation, and the impact on shoppers is expected to be minimal.
This project follows two previous luxury renovation efforts. The first, completed in November 2018, introduced a luxury wing anchored by Neiman Marcus and attracted retailers such as Dior, Saint Laurent and Nobu.
In 2022, the center expanded its luxury experience into the south wing, adding a multi-lane valet service and space for five upscale restaurants. These include Élephante and Catch (now open), Society Swan (opening in October), Teleferic Barcelona (opening this winter) and Din Tai Fung (opening in 2026).
Macerich’s Arizona portfolio includes seven regional shopping centers in the Phoenix metro area, totaling more than 7 million square feet. Properties such as Arrowhead Towne Center, Chandler Fashion Center and Kierland Commons employ thousands and generate significant revenue for their communities.
