Edward Homes Development has broken ground on Melrose Professional Park, a 120,000-square-foot Class A medical and office condominium project at the southeast corner of S. Rome Street and E. Melrose Street in Gilbert, Arizona.
The development will include eight approximately 10,000-square-foot and two 20,000-square-foot medical condominium buildings, with units ranging from about 5,000 to 20,000 square feet. The first delivery is scheduled for April 2026, with phased completion through December 2026.
According to a press release, Cushman & Wakefield’s Tom Weinhold, Sheila Bale and Erika Eckblad are leading sales efforts for the property.
“The groundbreaking of Melrose Professional Park marks a significant milestone for Gilbert’s rapidly growing healthcare and office market,” said Mr. Weinhold. “This project is uniquely positioned to meet the increasing demand for modern, flexible medical office space in the East Valley. Its proximity to Loop 202 freeway, major healthcare institutions, retail amenities and flexible purchase options make it an ideal choice for medical professionals and investors seeking long-term value in a thriving community.”
Melrose Professional Park is designed as a single-story, 10-building mixed-use office property. The development will include patient drop-off areas, generator pad accessibility, exterior-loaded buildings and planned building signage. Each unit will be delivered in shell condition with HVAC curbs for customized buildouts.
In a market with low vacancy rates and strong physician demand, ownership opportunities are expected to draw interest from the medical community.
Located less than a mile from Dignity Health’s Mercy Gilbert Medical Center, Melrose Professional Park will offer access to one of the region’s major healthcare campuses.
The surrounding area includes healthcare providers, retail centers and family-friendly amenities. The property’s location is supported by proximity to major arterial roads and Gilbert’s growing population base.
