Rocket Lister acquires Tempe office building for headquarters and leasing

Rocket Lister, a Phoenix-based residential real estate marketing company, purchased a two-story, 46,804-square-foot office building at 4625 S. Wendler Drive in Tempe for $5.7 million.

The property includes more than $1 million in newly completed Class A tenant improvements funded by the previous owner, according to a press release.

Rocket Lister will occupy part of the building for its headquarters and lease the remaining space to other tenants. Kidder Mathews brokers Kurt Kerner and Connor Maloney represented Rocket Lister in the transaction and will manage leasing.

The seller was Batch Leads.

Found in Tempe’s business center, the building offers access to Interstate 10 and U.S. Route 60, along with freeway visibility and signage opportunities.

“This purchase reflects the continued momentum of the owner-user office market in Tempe and the confidence that growing Arizona companies have in investing locally,” said Mr. Kerner. “This building not only provides Rocket Lister with a strategic headquarters location, but it also creates the ability to bring more jobs to the East Valley and reactivate a highly improved office asset along a key employment corridor.”

The property is the last remaining office building in what was once a three-building office park.

“With Tempe’s pro-business environment and unmatched freeway access, well-located office properties like this continue to stand out and attract companies expanding their footprint in Arizona,” said Mr. Maloney. “Since closing, several large tenants have already toured the building, reinforcing the strong demand for high-quality office space in Tempe.”

The middle building was demolished to create additional parking, and the north building is in escrow with a developer planning a 55,000-square-foot build-to-suit industrial project.
