Scottsdale wrangles with growing demand of amenities at WestWold of Scottsdale

Scottsdale Bond 2019 project No. 45 continues to unfold at WestWorld of Scottsdale.
Scottsdale City Council earlier this month provided unanimous approval of a construction services contract with Caruso Construction with a guaranteed price of $4,619,789 to implement renovation plans at the horse barns at WestWorld of Scottsdale.
WestWorld of Scottsdale is at 16601 N. Pima Road whereas at its regular April 18 meeting at City Hall, 3939 N. Drinkwater Blvd., the local governing board approved construction services devised to increase space for rent in perpetuity, documents show.
In addition to the administrative approval of contracts to be executed by municipal leaders, Scottsdale City Council approved a fiscal year 2022-23 capital budget appropriation transfer of $607,292, which seeks to meet the voter-approved projects outlined within Bond 2019 projects.
“The original scope for this project was renovate the 10 oldest equestrian barns located on the WestWorld property by replacing the stall panels,” said Roger Berna, Scottsdale project manager, in his report to City Council. “Due to the configuration of the original barns, the panels were required to be structural, and custom built which minimized competition. Capital Project Management ( CPM) and the project team determined that greater competition and value could be achieved by entirely replacing the barns instead of only replacing panels.”
Following these revelations, Mr. Berna reports, municipal staff contacted the citizens bond oversight committee with potential revisions to original plans.
“The Citizens Bond Oversight Committee considered this change and recommended approval for the new scope to entirely replace five to six barns and make repairs to the remaining barns as funding allows.” Mr. Berna said in his April 18 report to City Council.
“Due to supply chain issues and pricing volatility, CPM committed to the purchase of one barn initially as approved by Council on July 6, 2022, in contract amendment, 2021- 045- COS- Al (GMP1). This initial barn purchase allowed the team to determine the best means and methods to replace one of the existing barns with a new structure on the existing foundation, and better determine the scope and cost for the remaining barns.”
